Buyers
As a buyer, you’ll receive an Integrated, Multi-Faceted, Net Worth approach including the following:
- Service from an experienced 2nd generation multi-state broker, licensed builder, with a financial education background.
- Your own online 24/7 file cabinet where your working papers are kept so we can review your file together no matter where you or your parties associated with the transaction are located. All your search history, comparables, tax data & research, mortgage & inspection activity, offers, disclosures, feedback, emails from others, maps, photos, etc – we all see the same file in the same format at the same time !

- At your request we will coordinate with your lender& the title company to make sure line items are “more correctly placed” to facilitate a potential reduction in:
- Transfer Taxes
- Title Insurance
- Property Taxes &
- Income Taxes ………. simply by HOW the transaction is structured. Many times we’ve seen “sales agents” make great sales for others that have come to us later, but cost the property owner thousands in lost income tax/property tax/ etc…simply by taking the “fill in the blank – default” path.
- Customers, upon request, get
- $150 credit toward tax return preparation for year of purchase,
- a Property Transfer Affidavit statement prepared to accurately report the sale & potentially save taxes, and
- 3 FREE comps. for a DIY property tax protest package to get this and future years property tax bills down to where they should be.
- Clients, under written agreement WITH UPFRONT retainer, get
- 1/2 of our agent fee rebated at closing &/or credit applied to future services of ours and affiliates in our referral network: E.G: CPA, LANDSCAPING, TAX PROTESTS, HOME IMPROVEMENTS, PROPERTY MANAGEMENT, etc.
- The rebate/credit can be applied to items above under “customers” with $’s left over.
- Many clients have received rebate checks for thousands at closing for $’s they’ve prepaid us & referral affiliates in prior years for services rendered – making those services FREE !

My experiences include: working on properties for broker father as a child, studying housing construction, business/contract law, accounting & tax in college, rehabbing my first rental for rent to roommates at age 20, managing residential and commercial units since 1981, remodeling/building a number of my own residences, and filing thousands of personal and corporate tax returns. I’m not afraid to advise you on how you might move a wall, deal with a tenant, or save taxes with the IRS or city hall.
Our experience, servicing methods, and value is absolutely unparalleled in today’s atmosphere of short term/part time/2nd career agents. We are happy to serve you starting today !
